Have the Home Information Packs come into effect yet?
The Home Information Pack (HIP) is now effective for all residential properties from 14 December 2007.
Do all properties require a HIP?
At present, all residential properties marketed for sale from 14 December 2007 in England and Wales will need a Home Information Pack, which includes a home energy rating.
What happens if I put my home on the market before 1st August 2007?
Currently, any property that was already on the market on the relevant commencement date (i.e. 1 August 2007 for sales of homes with four or more bedrooms; 10 September 2007 for those with three or more bedrooms and 14 December for all properties) does not need to have a HIP.
How long does a HIP last?
Until the home is sold. If the home is taken off the market for less than a year and then re-marketed, the same Home Information Pack may be used.
Do I need a Home Information Pack if I sell privately?
If you market a home, you need a Home Information Pack. This still applies if you are only putting a sign up on the notice board at work or giving a few leaflets to friends.

Is it necessary for me to do anything?
Don't worry - we will organise everything for you as far as the HIP and EPC (Energy Performance Certificate) is concerned. We will need to arrange with you for an Domestic Energy Assessor to visit and take some details of your property, but the visit normally takes around an hour.
Does it take long?
We try and arrange for the Domestic Energy Assessor to undertake the Energy Performance Certificate within a few days and the HIPs would normally be complete within 7 working days.
I've heard of a Home Condition Report. Should I include one in the Home Information Pack?
A Home Condition Report may help sell a property more quickly, but it is not currently a compulsory requirement.
Is there anything else I can include?
Electrical certificates and guarantees are not required components of the Home Information Pack, but can be included if wished.
